Modern Builders is the trading name of Modern Builders, a family owned contractor based on South Michillinda Drive in Pasadena. We hold California contractor license number 1079589, we are licensed, and we are a family owned business with over 25 years in the construction industry, working on exteriors across Pasadena, the San Gabriel Valley and Los Angeles County.

The short version: the same family has been doing this work for generations, the person who quotes your job is the person accountable for it, and we would rather talk you out of a repair you do not need than sell you one you do.

Why family owned actually matters on a stucco job

Stucco is unforgiving of shortcuts, and most of the shortcuts are invisible once the job is finished. Skipping the scratch coat cure, thinning the mix, papering badly around a window head, patching over a moisture problem instead of finding it: all of these look fine on handover day and fail in two or three winters.

The reason we mention being family owned is not sentiment. It is that we are still here in three winters, in the same city, under the same license number, and the reviews below are attached to our name. That is a different set of incentives from a crew assembled for one season.

What we do

Exteriors are the whole business rather than a sideline. We handle stucco repair and full re-stucco, three-coat and two-coat systems, texture and color matching on older homes, drywall, siding, exterior painting and roofing. Where a job crosses trades, which on older houses it usually does, it stays with one crew and one point of contact.

How we work

1. We look at the whole wall, not just the crack. Most stucco failures are water failures. Before quoting we work out where water is getting in, because patching the symptom is how people end up paying twice.

2. You get the reasoning, not just a number. The estimate explains what system your house has, what we propose to do, and what is driving the price. If two options are genuinely viable, you get both with the trade-offs.

3. We match what is already there. On older Pasadena and San Marino homes the difference between a good repair and an obvious one is texture and color matching. We test the match before committing to the elevation.

4. We tell you what we found when we opened it up. Dry rot and failed paper behind the lath are common on older homes and cannot be seen from outside. If we find it, you see it and get a revised number before we carry on.
