These are the cities our crews reach most days, usually within a 30 minute drive of the shop on South Michillinda Drive. Same-week estimates are normal here, and we can often get a small repair scheduled inside a week.

Wider Los Angeles coverage

We take larger projects across the rest of the county. Travel time means these usually need to be a full elevation or a whole-house job rather than a single patch, so the minimum project size is higher.

What changes from one neighborhood to the next

Stucco is not one job repeated. The right approach depends heavily on when the house was built and what the weather does to that particular hillside or street.

Pre-war neighborhoods like Bungalow Heaven, parts of Altadena and older San Marino streets are usually three-coat stucco over wood lath. That system is repairable, but it cracks along different lines than modern work, and patching it without matching the original sand or lace texture leaves a visible scar. These jobs are about texture matching more than anything else.

Post-war tract housing across El Monte, Rosemead and parts of Arcadia tends to be three-coat over wire lath. It is more forgiving to patch, and color coat refreshes go a long way on these homes.

Anything built since the 1990s, and most stucco over foam trim, is a thinner two-coat or one-coat system. On these, cracking is often a sign of a moisture or flashing problem behind the wall rather than a surface issue, so we look at the water path before quoting a patch.

South-facing and hillside elevations across Altadena, La Canada and the Verdugo foothills take far more sun and wind-driven rain than a sheltered street in the flats. The same house can need work on one wall and nothing on the other three.

What projects cost across our service area

Costs are similar throughout the areas we cover. The variables that actually move a quote are access, height, how much of the existing system has failed, and how hard the existing texture is to match. Two-story homes, hillside access and heavy dry rot behind the lath all push a job upward.

Travel does not add a line item to your quote, but it does affect the minimum project size we can take. Inside our core service area we will happily quote a single crack repair. Further out, the job usually needs to be a full elevation or a whole-house project for the trip to make sense. We will tell you at the enquiry stage rather than after an estimate visit.

How quickly can you get out for an estimate?

Estimates in our core service area are usually available the same week. Wider Los Angeles County is typically one to two weeks depending on how our crews are routed. Emergencies involving active water intrusion get priority, because the cost of waiting on a wet wall rises quickly once the paper and lath behind the stucco are soaked. Do I need a permit for stucco work in Los Angeles County?

Permits depend on scope and city. A cosmetic re-coat over sound existing stucco generally does not need one, while re-lathing, structural repair or anything altering the building envelope usually does. Requirements differ between Pasadena, the county and each incorporated city, so we confirm with the relevant building department before work starts and include it in the estimate.
