Arcadia has more tile roofs than almost anywhere else we work, and tile is the material people misjudge most. The tile is not the waterproofing. The membrane underneath it is, and that membrane has a much shorter life than the tile sitting on top of it.

Tile roofs fail from underneath

That underlayment is a bituminous membrane, and under decades of Southern California heat it dries, embrittles and cracks. When it goes, water passes the tile perfectly happily and finds the deck.

The practical consequences are worth knowing before you get quotes:

  • Replacing broken tiles fixes nothing if the membrane below has failed. It is the most common wasted spend on Arcadia roofs.
  • The tile is usually reusable. A proper job lifts and stacks the tile, replaces the underlayment and re-lays the same tile. That is why a tile re-roof is not the same as buying a new tile roof.
  • The leak appears nowhere near the failure. Water runs along the deck before it finds a way through, so a stain in a bedroom ceiling rarely sits under the actual hole.

The northern edge of the city runs against the foothills and parts were under evacuation warning during the Eaton Fire in January 2025. Check your parcel’s fire hazard severity zone with the city, because a designated property needs a Class A assembly and ember-resistant vents.

Frequently asked questions

My tile roof is leaking but the tiles look perfect. How?

Because the tile is not the waterproofing. The underlayment beneath it is, and that membrane embrittles and cracks in the heat long before the tile shows any wear. Replacing tiles will not stop the leak.

Do I have to buy all new tile?
