Monrovia has one of the oldest housing stocks in the county, and old houses have roofs that were never designed for the materials now sitting on them. Most of the Craftsman houses here started life under wood shake.
What replaced that shake, and how well it was done, is usually the whole story on a Monrovia roof.
Roofing in Monrovia at a glance
A new roof in Monrovia runs $7,500 to $12,000 in asphalt shingle, $12,000 to $18,000 in metal and $15,000 to $25,000 or more in tile. Monrovia incorporated in 1887 and runs its own building department, so permits go to the city.
Old rooflines, newer coverings
Monrovia was established in 1886 and incorporated the following year, making it the fourth city incorporated in Los Angeles County. The heaviest concentration of pre-war housing sits north of Foothill Boulevard and west of Myrtle Avenue, taking in the Wildrose and North Encinitas areas, where most blocks were built out between 1888 and 1922.
Those houses present three recurring problems.
Shake conversions. A roof built for wood shake has spaced sheathing, meaning gaps between the boards, because shake needs to breathe from below. When shake was replaced with composition shingle, the correct job was to sheet over that spaced decking first. Where it was skipped, the shingles are fastened over gaps, the fixings hold poorly, and the roof telegraphs every board line.
Steep pitch and complex form. Craftsman roofs have low eaves, deep overhangs, dormers, porch roofs and multiple planes meeting at odd angles. Every junction is a flashing detail, and the labor on a roof like that is not comparable to a simple gable.
Deep overhangs that hide rot. Those wide eaves are the neighborhood’s signature and they conceal the rafter tails and fascia behind them. Water tracking back off a failed gutter can rot that timber for years before anything shows inside.
A Historic Preservation Advisory Committee was established in 1992, and in 2000 property owners voted a tax increase to buy hillside land and stop development up the slope. Check per address whether your property carries a historic designation, because that can affect what is required for a visible change of roof material or color.

What a roof costs in Monrovia
| Roof type | Typical range |
|---|---|
| Asphalt shingle | $7,500 to $12,000 |
| Metal | $12,000 to $18,000 |
| Tile | $15,000 to $25,000+ |
These are the ranges Modern Builders publishes for a new roof. Estimates depend on size, pitch and materials, and financing is available. For leak diagnosis and repair we do not publish a figure, because a number set from the ground is a number that changes once we are on the roof. You get a written estimate after the inspection.
Monrovia quotes move on two things a simple roof does not carry. If the deck is spaced shake sheathing, sheeting over it is an added cost that a quote from the ground will not have allowed for. And a steep, multi-plane Craftsman roof takes considerably more labor per square than a straightforward gable.
When a roof repair is the wrong purchase
We will tell you not to spend in three situations. If the previous covering went straight over spaced decking, patching the shingles repeats the original mistake and the roof needs sheeting properly. If the gutters and rafter tails behind the overhang are rotten, the roof covering is the smaller half of the job. And if a designation applies and you want to change material or color on a street-facing slope, we would rather flag the approval timeline early than take a deposit against it.
How the job runs
We check the deck first, from the attic where we can get into it, because on a pre-war Monrovia house the decking decides the scope more than the covering does. Then we walk the roof, with particular attention to dormer and porch junctions and to what is happening behind the overhangs. You get a written scope naming the city filing where one is needed. Tear-off is contained rather than dropped over the garden, and one crew stays with the job.

Frequently asked questions
Why does my roof show every board line?
Because it was almost certainly built for wood shake, which sits on spaced sheathing with gaps between the boards. If composition shingle went straight over that without sheeting first, the shingles have nothing continuous to lie on and the pattern telegraphs through.
Is that a problem or just cosmetic?
Both. Fixings hold poorly into gaps, so the roof is more vulnerable to wind uplift, and the uneven substrate wears the shingles unevenly. The fix is to sheet over the spaced decking properly before the new covering goes on.
Why are Craftsman roofs more expensive?
Steep pitch, dormers, porch roofs and multiple planes meeting at angles. Every junction is a flashing detail, and the labor per square is much higher than on a simple gable of the same area.
What is going on behind my deep overhangs?
Often more than you would like. Those overhangs hide the rafter tails and fascia, and water tracking back off a failed gutter rots that timber for years before anything appears inside the house.
Do I need permission to change my roof material?
If your property carries a historic designation and the change is visible from the street, quite possibly. Designation is set by address rather than neighborhood, so confirm yours with the city before planning a change of material or color.

It depends on the roof type, the extent of the damage, and materials. We inspect the Monrovia roof first and give a written quote before any work starts.
How do I know if my Monrovia roof needs repair or replacement?
Missing shingles, leaks, and daylight in the attic point to repair; widespread wear or age often means replacement. Our Monrovia inspection gives you an honest repair-or-replace answer.
How long does a roof job take in Monrovia?
Most repairs are a day or two; a full replacement on a typical Monrovia home is usually a few days, weather permitting.
Do you handle storm and leak damage in Monrovia?
Yes. We find the source of the leak, not just the stain, and repair the Monrovia roof so it holds through the next winter.
