Where metal genuinely earns its cost

Fire zone properties. Metal is noncombustible and forms part of a Class A assembly, which is required in California’s designated wildland-urban interface zones. On a foothill property that is not a preference, it is compliance, and metal is one of the simpler ways to satisfy it.

Low-slope sections that keep failing. Standing seam works at pitches where asphalt shingle cannot, because the waterproofing is in the raised seam rather than in an overlap relying on gravity.

Long runs with few penetrations. Metal is at its best on simple planes. The fewer pipes, curbs and valleys it has to be cut around, the better it performs and the less it costs to install.

When you are staying twenty years. A metal roof outlasts two asphalt roofs. Over that horizon the cost per year is competitive. Over five years it is not.

Where it does not

On a complex roof with many dormers, valleys and penetrations, the labor to detail all of it can push metal well past its value. On a house you plan to sell within a few years, you will not recover the premium. And under heavy tree cover, metal shows dents from falling limbs in a way tile does not.

Standing seam versus exposed fastener

Standing seam hides its fasteners under the raised seam. Nothing penetrates the weather surface, so there is nothing to back out or perish. It costs more and it is what we would put on a house.

Exposed fastener panels screw through the face with a rubber washer at each screw. Cheaper, faster, and every one of those washers is a maintenance item with an end date. Appropriate for a barn or an outbuilding, not usually for a home.

What it costs to get wrong

The most common expensive mistake on a metal roof is not the metal. It is the flashing.

Metal expands and contracts far more than asphalt across a day, let alone a season. Every point where it meets something that does not move with it, a wall, a chimney, a pipe, needs a detail that allows for that movement. Fixed rigidly, it works loose or tears. That is why a badly detailed metal roof can leak within two years while the panels themselves are still perfect.

The second is fastener choice on a coastal or high-moisture property. Mixing metals causes galvanic corrosion, and it shows up as staining and eventually as failed fixings.

Neither is exotic. Both are the difference between a roof that lasts forty years and one that does not.

Noise, heat and the myths

Metal on a modern roof with a solid deck and underlayment is not meaningfully louder in rain than asphalt. The noise reputation comes from barn roofs fixed straight to purlins with nothing beneath.

On heat it is the opposite of the myth: a reflective metal roof runs cooler than dark asphalt and reduces attic load, which matters in this climate.

What a metal roof costs
