Magnolia Park, 1920s. Developer Earl L. White laid out much of the neighborhood now sitting between Chandler Boulevard and West Verdugo Avenue, running from Hollywood Way east to Buena Vista Street. These are the storybook cottages, with steep pitches, swept eaves and rolled or curved roof forms that were designed for shake or tile. Where a later owner put flat composition shingle over a curved detail, it never sits right and it never stops leaking at the transition.
The postwar wave, 1945 to 1950. Burbank filled its empty lots quickly for returning veterans, and the majority of the city’s homes predate 1970. Those roofs are now typically on their second or third covering. Layer count is the first thing we establish, because a roof carrying two coverings generally cannot take a third.
The Rancho, south of Riverside Drive. This is the only part of Burbank where the Municipal Code has permitted urban horse keeping since 1950, and it means barns, stables, tack rooms and hay storage. Those roofs are large, often low-pitch, frequently metal, and they carry ventilation and moisture loads no house roof has. Yes. The Rancho is the only part of Burbank where horse keeping is permitted, and those roofs are larger, usually lower pitch and often metal. Animal moisture and ammonia corrode fixings from the underside, so we inspect from below as well as above.
Why does my 1920s cottage leak at the same curve every year?
