Roofs here carry a load nothing in the flats has to deal with. Below the Angeles National Forest a roof collects what the slope sends down, and after a burn upslope it collects a great deal more.

That load is why so many roofs in this city fail at the valleys rather than in the open field of the roof.

Roofing in La Canada Flintridge at a glance

A new roof in La Canada Flintridge runs $7,500 to $12,000 in asphalt shingle, $12,000 to $18,000 in metal and $15,000 to $25,000 or more in tile. Much of the city sits in the wildland-urban interface, where a Class A fire-rated assembly and ember-resistant vents are required.

Debris is the local failure mode

On 6 February 2010, high-intensity rain fell on ground the Station Fire had stripped bare the previous September. A boulder clogged the Mullally catch basin at the top of Ocean View Boulevard, basins below it overflowed, and more than 40 houses were mired in mud. Nine were left uninhabitable.

That is the extreme. The routine version happens every winter on properties backing onto slope: grit, leaf litter and burnt material wash and blow onto the roof and settle exactly where you do not want them.

Valleys are the problem. A valley is designed to move a large volume of water quickly, and it cannot do that when it is packed. Water backs up under the courses on either side, and the leak shows up inside the house nowhere near the valley itself.

The same applies to gutters that never drain, and to the flat transition where a lower roof meets an upper wall. Both hold debris, both stay wet, and both rot the deck underneath long before anything appears on the ceiling.

Class A, and why the vents matter as much as the covering

California is one of only two states mandating a Class A fire-rated roof statewide in designated wildfire zones. Class A is the top rating, tested to ASTM E108 or UL 790.

Just as important, and far more often missed: roof, ridge, eave and gable vents have to be State Fire Marshal listed or tested to ASTM E2886, the ember-intrusion standard. Ordinary mesh does not qualify. Embers rather than flame fronts start most house fires, so a Class A covering over non-compliant vents is not a compliant roof.

Eaves must be enclosed in non-combustible or ignition-resistant material, fascia protected, and the roof-to-wall junction sealed.

Check your parcel’s designation with the city rather than assuming from your street. It is set by parcel and it has been revised.

Access

Many of these houses step down their lots, so the roof is reached from ground that is not level. Tear-off means getting material down as well as up, and a dumpster has to sit somewhere legal on a street with no verge. It is a real line item and it belongs in the quote rather than in a conversation on day one.

What a roof costs in La Canada Flintridge

Roof typeTypical range
Asphalt shingle$7,500 to $12,000
Metal$12,000 to $18,000
Tile$15,000 to $25,000+

These are the ranges Stucco Contractor Pro publishes for a new roof. Estimates depend on size, pitch and materials, and financing is available. For leak diagnosis and repair we do not publish a figure, because a number set from the ground is a number that changes once we are on the roof. You get a written estimate after the inspection.

Two things drive a number here beyond roof size. Access on a stepped lot adds handling time to every day of a tear-off. And on a designated parcel, a compliant assembly with listed vents and enclosed eaves costs more than a like-for-like re-cover, which on many parcels is no longer permitted anyway.

When a roof repair is the wrong purchase

We will tell you to hold off in three situations. If the debris source above the house has not been dealt with, a new valley will pack again by the second winter and you will have bought the same repair. If the leak is at a flashing or a junction rather than in the field of the roof, re-covering the slope will not fix it. And if a partial repair would trigger a full code upgrade on your parcel, doing the job twice is the most expensive way to do it once.

How the job runs

We look uphill before we look at the roof, because on this side of the foothills the cause usually is not on the house. Then we get up there and check the valleys, the gutters and every transition where a lower roof meets a wall, because that is where this city’s roofs actually fail. The written scope separates the repair from anything the fire zone requires, and names the access constraint in plain terms. We clear debris daily and the same crew stays on the job.

Frequently asked questions

Why do roofs here leak at the valleys?

Because valleys pack with grit and leaf litter washed off the slope, and a packed valley cannot move water. It backs up under the courses on either side, and the leak appears inside the house well away from the valley itself.

Do I need a Class A roof in La Canada Flintridge?

If your parcel is in a designated wildland-urban interface zone, yes, and California mandates it statewide in those zones. Designation is set by parcel and has been revised, so confirm yours with the city rather than assuming from the street.

Are ordinary vents acceptable?

No. Roof, ridge, eave and gable vents must be State Fire Marshal listed or tested to ASTM E2886 for ember intrusion. Standard mesh does not qualify, and a Class A covering over non-compliant vents is not a compliant roof.

Why is my quote higher than a similar house in the flats?

Access, usually. On a stepped lot the tear-off has to come down as well as go up, and the dumpster has to sit somewhere legal on a street without a verge. The roofing work itself is priced the same.

What does a new roof cost here?

Asphalt shingle runs $7,500 to $12,000, metal $12,000 to $18,000 and tile $15,000 to $25,000 or more, depending on size, pitch and materials. A compliant fire-zone assembly sits above a like-for-like re-cover.
