Most roof inspections are a walk around the garden with a phone camera and a quote at the end. A real one gets on the roof, into the attic, and produces something you could hand to an insurer.

What gets checked, and why
From on the roof. Sealant bonds tested by hand along the perimeter, because that is where wind uplift starts. Flashing at every wall junction, chimney and skylight. Valleys, for debris and for wear. Every penetration: vent pipes, swamp cooler curbs, satellite mounts. On tile, a sample lifted to look at the underlayment beneath, since the tile is a rain screen and the membrane below it is the actual waterproofing.
From inside the attic. This is the half that gets skipped and it is often where the answer is. Daylight through the deck. Staining on rafters that shows where water has been traveling. Damp or compressed insulation. And ventilation, because a hot attic bakes a roof from underneath and shortens its life more than most people realize.
Layer count. Two coverings is generally the limit. Knowing whether you have one or two decides whether a re-cover is even a legal option, and it takes two minutes at a rake edge.
What a report should contain
If you are paying for an inspection, it should leave you with something usable:
- Photographs of each issue, taken close enough to show the problem
- A distinction between what is urgent, what is preventative, and what can wait a budget cycle
- The cause, not just the symptom, because a stain under a valley is a debris problem rather than a shingle problem
- The remaining life you can reasonably expect, stated as a range
If a report is a single figure and a signature line, it is a sales document rather than an inspection.
When you actually need one
Before buying a house. The most valuable time. A roof is one of the few things that can turn into a five-figure surprise, and it is worth knowing before you exchange.
After a wind or hail event, even if nothing looks wrong from the ground. Lifted sealant strips do not show from a driveway.
Before a solar install. Putting panels on a roof that has five years left means paying to remove and reinstall them later.

When an inspection is a waste of money
If the roof is visibly at the end of its life, with granules gone and cracking across the field, an inspection tells you what you already know. Spend it on the replacement quote instead.
